All properties shown have recent voice over videos, 360 degree house tours, photos and floorplans so you can choose from the comfort of your sofa at any time. Demand usually increases in October/November/December for the following July start dates. Contact the office for further information.

We offer both “All-Inclusive” and “Rent Only” rental packages for all our student houses. The “All-Inclusive” package includes rent, electric consumption,WiFi, water usage, gas consumption and TV licence and is offered through Unihomes. The “Rent Only” as it name says is for rent only and you are therefore responsible for the setting up and management of the utilities.

We are now able to carry out completely virtual property viewings so you can now choose your next student home from the comfy and safety of your sofa. Also all paperwork can be completed remotely so no unnecessary trips to our office!

You need to inform the office of your wish to secure the tenancy, to check availability and confirm which rental package you have decided upon.

We will send you an email requesting personal information for all members of your group in order for us to prepare the necessary paperwork which can all be completed electronically without the need to come to the office.

All paperwork can be completed electronically without the need to come to the office. You will be sent all the necessary documents electronically with full instructions on how to complete and pay the deposit.

The deposit is £150 per person and is fully refundable at the end of the tenancy. Your deposit will be held, free of charge, with the MyDeposits Custodial Scheme, a Government approved Tenancy Deposit Scheme designed to protect your deposit. Deposits are made by PayPal or bank transfer. We do not accept card payments, cash or cheque.

For the majority of our properties, the tenancy commences at noon on the 1st July on a 52 week basis. However, we may have some student houses to rent that are available from September; simply let us know your requirements.

It is an Assured Shorthold Tenancy Agreement. This is a joint and several agreement.Meaning all tenants are jointly responsible for the rent on the property.  The contract is legally binding. So, it is important that you read the terms and conditions carefully. Ask any questions you may have before signing.

We allow certain pets such as hamsters and fish etc. However, you must get our written consent before you bring these to the property.

You will be provided with:

  • Gas and Electric Certification
  • Energy Performance Certificate
  • Inventory
  • Payment Schedule
  • Guarantor Form
  • Tenancy Deposit Certificate and Leaflet

Each tenant is issued with an individual payment schedule, with the option to pay by either 1,3, 5 or 10 instalments by direct debit. The first rent instalment is due on 20th June so that it’s received in cleared funds before the tenancy commences on 1st July. This form is required back to the office within 2 weeks of signing.

We do not carry out referencing or credit checks and instead require a guarantor form. The guarantor form is a legally binding document. It is to be completed by either a parent/guardian. This needs to be returned to the office within 7 days of signing the tenancy.

All properties are tested for the following;

  • Gas Safety (annually)
  • Fire Alarm (at the start of tenancy and periodic testing)
  • Emergency Lighting (annually)
  • Electrical Inspection (every five years)
  • Fire Extinguisher (annually)
  • Energy Performance (every ten years)
  • HMO registered with the Sheffield City Council as necessary to comply with the latest Government legislation
  • SNUG registered with the Sheffield City Council on certain properties

Yes, each individual tenant will need to sort contents insurance to protect their personal belongings. The landlord/owner is responsible for the building insurance cover.

No, as you are full time students you are exempt from paying council tax. At the time of signing we require you to provide your University and Course details. The Sheffield City Council then contact us closer to your tenancy start date. We provide them with the required details to guarantee exemption.

All our properties are professionally cleaned before you move in. If you find any problems when you collect the keys and move in, you should immediately email the office, so we can resolve these for you.

As we own and manage all our properties we can respond quickly and efficiently to any problems and we were shortlisted in the 2019 Sheffield City Council Maintenance Awards! – just let us know by email. Displayed at the property is also a contractors repair list for you to refer to in the unfortunate event of an emergency out of office hours. A further copy is also provided in your “Welcome Pack” given when you collect your keys and we recommend you store the number in your mobile – Just in case!

No, we notify all tenants by email when we have instructed any contractors to carry out work. Or, in the case of inspections or accompanied viewings. We give you reasonable advanced notice, unless there is an emergency. Authorised contractors hold master keys to the property so you do not need to be present. If you are present, you will be disturbed as little as possible.

The tenancy is a legally binding document. Once signed you are bound by the terms and conditions. However, we understand that circumstances can change and therefore a Deed of Reassignment of Tenancy can be prepared to release you from the tenancy. There are conditions for this service together with a charge.

You are given first choice in renewing the tenancy for a further year before we start advertising for new tenants. Your deposit/s can be carried over to the new tenancy for a further year.  There are no other fees for renewing.

We aim to refund you back your deposit within two weeks of the tenancy end date. However, if there are any discrepancies we will notify you by email.

We ask that you email the office with full details of your complaint for us to investigate. If we are unable to resolve the issue your deposit is registered with MyDeposits tenancy deposit protection scheme which offer a free resolution service. Full details can be found on the Deposit Protection Certificate and leaflet given at the start of the tenancy and a further copy can be sent on request.
